What an EPC tells you — and what it doesn’t

An Energy Performance Certificate is a standardised snapshot of a home’s energy performance. It rates the property from A (most efficient) to G on a modelled scale, lists the construction and heating details an assessor recorded, and suggests improvement measures. It is a useful starting point for comparing homes, but it is a model of the building rather than a survey, a bill forecast, or advice tailored to your situation.
